#The Dog In Property
Sometimes Daddy says something really weird, I’m not sure he’s normal
I love the water, this isn’t deep enough to swim but when it is I’m happy!
I help daddy garden, it’s his hobby and he loves my help. We love being outside
I’m Daddys alarm clock, without me I’m not sure he’ll be getting up really early every day
In 2020 a small puppy was born in the south of england, black and white
This pup was promptly adopted and moved a short distance for a new life with daddy
Today, still living the high life, scamping down the cuckoo trail
If you have a property problem, if no one else can help, and if you can find him,
maybe you can hire #thedoginproperty
Is it worth paying an estate agent?
In a word, yes. They have acces to the online portals which are not available to the general public, they do cost. An agent is then able to advertise on them and these portals are global so if a potential buyer is not local they can find your property.
If an agent is worth paying for, why come to you?
There’s a good list of our benefits on the about and home pages. however an estate agent is limited to fairly standard selling procedures. We offer the possibility to offer strategies such as working with yourself. Imagine you have a property that is rundown, perhaps unmortgagble due to; lack of kitchen, bathroom or general disrepair. This means your possible purchaser is llikely to be an investor with cash sitting. These are limited, and will most likely require substantial discounts. We can offer a solution to help invest in the property to bring it back to a mortgagable condition so that we can obtain full financing to purchase the property, often with an increase to the offer. We offer this because we dont need the large up front costs, however each offer is based upon its own merits and risks.
How do I find a good estate agent?
This is the best question you can ask yourself when selling. A good agent will get you the best price in the shortest length of time and will support you through the whole process.
1/ An internet search will help you find lots of agents in the area you are selling, however this doesn’t always mean the one at the top is the best.
2/ Find the agents that appear to list most properties that are similar to what you are selling. This will help you narrow down the agents most suited to selling your type of property. Its obvious when an agent is primarily doing business in the ‘luxury’ sector such as large properties in excess of £1,000,000 however if you have a 3 bed semi valued around £300,000, are they the best suited?
3/ Online reviews can help, however these can often be skewed as reviews are often people complaining about poor rather than excellent service. local recomendation is very important
4/ Always make sure they are registered with the relevant industry bodies such as TPOS check on the relevant website not the agents.
5/ Have a few over to view and consult you on their opinion Open dialogue now is important as you may be handing your most valuable asset to them
6/ Ask LOTS of questions, especially if they are relevant to you, these can be around; commssion rates, tie-in period, how it’s advertised, who is carrying out viewings and when. Remember they want your business and everything is negotiable.
7/ Read independant online articles such as this
